Engineering & Design

Our goal is to design and engineer efficient, effective comprehensive energy solutions that conserve valuable resources and decrease operational costs.

Our engineering design incorporates state-of-the-art equipment and optimizes system controls, and because we are the general contractor for the engineering projects, we streamline directions specific to the construction tradesmen. We build construction timing and scheduling into the design package, which further reduces construction costs and improves project efficiency.

Unlike energy service firms that are subsidiaries of building control companies, Constellation is “product independent” – we are not required to use the products manufactured by a parent company. We always select equipment that will provide you with the optimum combination of affordable first cost, cost effective operating costs, highly reliable operation, environmentally sound operation, and strong manufacturer service / support.

Project Financing

Project financing is of central importance in a performance contract. We prepare financial models of all appropriate financing scenarios, identify applicable federal- and state-funded programs and assist you with securing grants, rebates and other sources of additional Energy Performance Contract financing.

Construction Management  & Commissioning

Our goal is to implement quality energy and water solutions without affecting your building operations and we make every effort to maintain building and facility occupancy while implementing energy and water efficient systems.

We emphasize education of residents and commercial occupants so construction proceeds without disrupting daily life or building operations. Our construction team works in conjunction with Business Development Managers and education team to update all stakeholders who may be impacted during the construction phase.

When possible, we employ local subcontractors. Work plans are approved by a registered professional engineer and comply with all state and local building codes. We provide QA/QC monitoring for all subcontractors and compliant design specifications and/or drawings for energy conservation measures, building modifications and other construction improvements.

Commissioning is the process of ensuring that, after construction, the installed project and its subsystems operate exactly as intended once it is turned over to the client. It also involved training personnel to operate the system properly and ensure optimal operating conditions.

During the commissioning process, we measure resource consumption and compare it to baseline data. We then adjust systems to achieve peak performance. Verifying the performance of the systems ensures that they meet design specifications and your operational needs.

Education & Training

Successful energy performance contracts require effective communication with all water and energy users and education is an integral part of our communication process. Management/Administrative Staff, Maintenance Staff and Resident Education (when applicable) is included in our initial project and tailored to your needs. Manuals and hands-on training are provided on the maintenance requirements and operation of newly installed equipment that will be maintained by facility staff. We also provide multi-family and other clients with training for management, residents and facility users. Training emphasizes individual responsibility for conservation and helps customers optimize the return on their investment in energy conservation measure.

Measurement & Verification (M&V)

Measurement and verification is the key to sustainable energy savings. We are experts in FEMP M&V guidelines, and have over 450 active customers in our portfolio with over 14,000 data collection points. Consistently our customers achieve 105% of projected savings. Our operations center provides customers easy-to-use, web-based software that can manage energy consumption and continuously analyze performance of process and building automation systems operating on different platforms and multiple sites.

Two cutting-edge tools we have developed to manage the M&V activities on our performance contracts are:

  • Energy Data Warehouse – a remote computer center that serves as an electronic clearinghouse of information, monitoring more than 14,000 data collection points with approximately $185 million in savings to be verified over the next 19 years.
  • Enerscope – a web-based software application program that can interact with virtually any other EMS system and provide near real time system performance, reports, alarms, and other analytical capabilities for the benefit of customers through a secure web site.
